New listings also increased year over year; however, inventory has declined 18.9 percent year-over-year, and months of supply fell to 2.45 for September. Tthere continues to be upward pressure on home prices.
As of September , the total residential average price was $410,686, 9.1 percent higher than last year and up from August. Prices rose across all property types, with the largest gains occurring in semi-detached homes, which saw 17 percent year-over-year growth.
